First-time buyers Step by step

First-time home buyers,
start here

Buying your first home is a big step, and this page explains it in plain language. Alejandro Espitia, a Broker Associate and REALTOR® with Apex Realty & Investments, has guided home buyers, licensed in California since 1996 with 200+ homes sold, and he works in English and Spanish. Here is the roadmap he walks first-time buyers through, from pre-approval to the keys.

The buying roadmap

Seven steps to your first home

Every purchase follows the same shape, whether it is your first home or your fifth. These are the steps in the order they usually happen, each explained in plain terms with nothing hidden. Your lender and your agent shape the details; the outline below is what to expect.

01

Get pre-approved

Before you tour a single home, talk to a lender and get pre-approved. That gives you a real number for what you can borrow, so your search starts from a budget you can actually carry and you are ready to move when the right home appears.

02

Define your must-haves and budget

Write down what genuinely matters: bedrooms, commute, parking, yard space, and the neighborhoods you like. Split must-haves from nice-to-haves, and settle on a comfortable budget that also leaves room for the costs beyond the sale price.

03

Search with purpose

With a budget and a list in hand, searching becomes focused instead of exhausting. Alejandro lines up homes that fit your criteria and reads between the lines of every listing, including what the photos do not show.

04

Tour and compare

Walkthroughs are where a home goes from listing to real. Judge each property against your must-have list, ask about condition and upkeep, and keep notes you can trust weeks later.

05

Make an offer

When a home fits, Alejandro helps you build a clear offer based on what similar homes have sold for, and he explains every term before you sign so you know exactly what you are agreeing to.

06

Inspections and appraisal

After an offer is accepted, the process protects you: a home inspection checks the property for issues and an appraisal confirms the value for your lender. You review both and decide how to proceed with clear eyes.

07

Close and move in

The last stretch is paperwork and logistics: the loan funds, the title changes hands, and you collect the keys. Alejandro coordinates the details so closing day is calm, not chaotic.

You do not need to know all of this before you start. The first conversation sorts out where you are and what comes next, at your pace.

Common questions

Asked by almost every first-time buyer

These three questions come up in nearly every first purchase, so here are the straight answers. For the deeper set, the full Questions and Answers page and the mortgage calculator are linked right below each answer.

01

Why does a local agent help a first-time buyer?

A local agent knows the areas you are comparing: which neighborhoods fit a first budget, how commutes and schools actually work, and what a fair value looks like block by block. That local knowledge turns a big, abstract search into a short list of homes worth your time. Licensed in California since 1996, Alejandro has served Pasadena and the San Gabriel Valley, and the Questions and Answers page on this site digs into what working with him is actually like.

02

Why is pre-approval worth getting before you look?

A pre-approval is a written commitment from a lender about how much you can borrow, based on your real income, debts, and credit. It gives you a confident budget, makes your offer stronger in a competitive market, and prevents the disappointment of falling for a home you cannot afford. Use the mortgage calculator on this site to see what different price points mean for a monthly payment, then get the official number from a lender Alejandro can point you to.

03

How do you choose the right neighborhood?

Start with what you cannot compromise on: commute, schools, budget, and the feel of the area, then compare only the places that honestly fit. Alejandro gives you a straight read on each neighborhood's character, value, and trade-offs instead of steering you somewhere, and the neighborhood guides on this site walk through the areas he knows best. The goal is a home you are glad you chose a few years in, not just on day one.
