The fundamentals

Four things to get
right before you buy

These sections are general and educational: the frameworks Alejandro walks investors through, with no invented returns or rates. Every deal gets its own numbers, and the real numbers come from a lender, an inspector, and the market itself.

01

Getting started with investment property

Real estate investing starts with a clear goal, not a hot tip. Decide what the property is supposed to do for you: steady monthly income from rent, growth in value over time, or both, and on what timeline. The strategy that suits a patient, hands-on owner can be the wrong one for someone who wants a hands-off asset, so be honest about your time, your capital, and your temperament before you shop.

Then learn one market well. The investors Alejandro works with do best when they start where they already understand the streets: which blocks rent, which ones sell, and what actually moves. If you are not there yet, spend time driving neighborhoods at different hours and watching what sells, because the property is the project and the location is the investment.

02

Evaluating a rental or fix-and-flip

For a rental, the question is whether the rent the market can truly support covers the carrying costs: purchase price, closing costs, repairs, taxes, insurance, and the months between tenants. For a flip, the question is what the improved home will sell for, what the work will cost, and how long it will take. Run both on paper before you tour anything, and treat a deal that only works if everything goes perfectly as a signal to slow down.

An honest value estimate is where that math starts. Alejandro works from current local figures to give you a ballpark range for what a Pasadena-area home might be worth, so your numbers sit on something real, and he will walk the comparable sales with you before any offer.

03

Working with a lender and the loan process

Investment purchases move through the same basic loan machinery as a primary home, but lenders weigh them differently, and the terms reflect that. The practical step is the same as for any purchase: get pre-approved early, keep your finances clean and well documented, and know that rates change daily, so the rate in any headline is not necessarily the number you get today.

Alejandro works with lenders and can point you to people who finance investment properties. In the meantime, use the mortgage calculator to see what different price points mean for a monthly payment, and if you already own, the refinance savings checker estimates what a new loan could save you.

04

Building your team

You will not do this alone, and you should not try. A solid team includes a lender, an inspector who knows the area's construction, contractors you can trust for honest bids, a property manager if you are buying a rental you will not self-manage, and an agent who has done deals in the market you are buying.

Alejandro's role in that team is the ground game: sourcing properties, reading the real value behind the listing, and negotiating terms with the same steady hand he brings to every transaction. He serves investors across Los Angeles, San Bernardino, Riverside, and the San Gabriel Valley, in English and Spanish.
